No matter what kind of home you live in here in Northwest Florida, you probably have structures outdoors that suffer from cumulative weathering. Those include decks, docks, patios, and porches. Years of exposure to sun, rain, and pollutants cause deterioration in appearance and integrity. That’s especially true if the proper sealers were never applied or a substandard sealer application was performed.
Much of what needs to be done to correct deterioration with outdoor structures depends on what the structure is made of and how long the problem has existed. Also, depending on the problem, certain kinds of preparatory work may be required before applying sealers or coatings.
Deck and Dock Sealing and Coating
If you have a wood deck or dock that is no older than a year or two, applying a sealer is a good option. The sealer will preserve the wood from water damage. It will not prevent deterioration caused by ultraviolet light, however. Sealers are also temporary and generally are applied every year or two. Still, a clear sealer will keep the original appearance of the wood intact, including the grain.
Other types of materials, like paints or stains, are good for older decks or docks that have significant weathering, including ultraviolet light damage. Painting will hide weathering and can make an excellent barrier to ultraviolet light.
Porch and Patio Sealing and Coating
Generally, newer porches and patios are made of stone or concrete pavers, or even finished concrete alone. Despite differences in materials, exposure to the outdoors generally produces cracking or flaking and fading caused by ultraviolet light.
As with wood, sealers can prevent the start of cracking and fading or keep them from getting worse. And sealers can improve the appearance of concrete, stone, or brick.
You can use stains and paints to deliberately alter the color or shade of your patio or porch material. Paints are generally darker, and easier to apply, though they can crack, chip, or peel. Acid-based stains etch the surface of the material, and last longer than water-based stains; both require sealer overcoats to protect their colors.
